Sitting on a sunny, south-facing plateau above the Upper Inn valley in the Tyrol Province of Western Austria, sit the three villages of Serfaus 1430m, Fiss 1435m & Ladis 1200m.
Settlement in the area can be traced back to the Bronze Age and the village of Serfaus was first mentioned back in the 11th Century, so unsurprisingly these villages have a very traditional, historic feel. Since the 1970s Serfaus has been entirely car free during the winter season, which adds a lot of charm, access to the slopes is instead provided by the underground hovertrain (the Dorfbahn Serfaus).
The resort has excellent facilities and is especially popular with German-speaking crowds. Above all, traditional customs and warm welcomes characterise these villages best. For example the Blochziehen festival where a 35m pine log is dragged through the Fiss by onlookers with eleborate masks has been declared an Intangible World Cultural Heritage by UNESCO.


The Serfaus-Fiss-Ladis ski region encompasses 214km pisted skiing, 1,600 metres difference in altitude (from 1,200m up to 2,820m) and a total ski area of 460 hectares. This broad area, with high slopes, spans several ridges and many of the descents are south-facing enjoying plenty of sun throughout the day.
Slopes are varied so this ski area is ideal for groups of mixed abilities and families. Facilities for kids are excellent and there are some superb ski schools and nursery slopes.
That said, there are challenging slopes, mogul runs and off-piste slopes for the more adventurous skier and a number of freestyle areas including the Serfaus Freestyle Circus and the Snowpark in Fiss. For cross-country skiers there are 30 km of cross country trails 8.4km of which are at a high-altitude. This ski area really does offer something for everyone and the modern lift system and artificial snow-making allows skiers of all kinds to make the most of their holiday.


Traditional villages like these are often among the most lively ski resorts during the summer months with festivals, a permanent community and restaurants/bars operating all year round. Add to that the car-free nature of these villages and the position these villages occupy on a sunny, south-facing plateau and it is easy to see what makes Serfaus-Fiss-Ladis an excellent dual-season Alpine resort.
Hikes, bike trails, bike parks and mountain restaurants are open throughout the summer season with trails of mixed difficulty for walkers and cyclists alike. At the top of the Alpkopfbahn cable car is the Hög Adventure Park, which features a maze, paddleboat rental, rafts and the Schneisenfeger Family Coaster. There are a number of activity parks operating across the area throughout the summer with a wide range of activities from gold-panning to marmot spotting.

As Serfaus, Fiss and Liss are in the Tyrolean Province there are strict rental obligations for properties sold to foreigners. New developments are not common in Serfaus-Fiss-Ladis, so when a new project does come on the market they receive a lot of attention and interest from the resorts' loyal, returning fanbase.
