This summer, we are delighted to be opening a new office in Sion, the capital of Valais and our second base in Switzerland alongside our established office in Saas Fee.
Set amongst the vineyards of the Rhône Valley, Sion puts us within easy reach of many of the resorts where we have worked for years. Verbier and the 4 Vallées lie to the west, Crans-Montana sits above the Rhône Valley, and Grimentz and Zinal are tucked away in the Val d’Anniviers.
Sion is also a natural hub for the Valais property market. As the cantonal capital, it brings together many of the banks, notaires, advisers and authorities involved in property transactions, and its position in the Rhône Valley gives us easy access to the resorts of central and western Valais. For international owners in particular, having someone locally who can coordinate these different elements makes a considerable difference.
The new office gives us another base on the ground in a part of the Alps we know incredibly well. It also comes at an exciting time for the Swiss property market, with limited supply, rising values and continued international demand reinforcing the appeal of owning a home in the Swiss Alps.
Why invest in Switzerland?
Switzerland has long been considered one of the safest places in the world to invest and hold assets. Political stability, a strong economy and low levels of public debt have helped build that reputation, alongside a currency which has proved remarkably resilient over the years.The Swiss franc is widely regarded as a safe-haven currency and has a long history of holding its value during periods of global uncertainty. For international buyers, owning property in Swiss francs can therefore offer an additional level of stability when looking at a long-term investment.
Beyond that financial stability, lifestyle remains a huge part of the appeal. Fresh mountain air, spectacular scenery and some of the best skiing in the world make Switzerland hard to beat. In the summer, the mountains are just as beautiful, with hiking, cycling, swimming and plenty of time outdoors, while a busy calendar of international sporting events, festivals and world championships keeps the resorts lively throughout the year.
A limited supply of Alpine property
The Swiss Alpine property market has another important factor in its favour: a limited supply of second homes.In many of the most established ski resorts, strict rules surrounding the construction of new second homes mean that opportunities for new development are increasingly rare. This helps preserve the character of these resorts, while maintaining the scarcity of existing second-home property.
For owners, this is a real advantage, with fewer new properties coming onto the market and demand remaining strong for well-located chalets and apartments in the leading resorts. With limited opportunities for new development, existing second homes become increasingly sought-after, particularly those in prime locations close to the slopes and resort centre. For buyers, it also means that when the right property does come onto the market, there can be strong competition for the best opportunities.
Our own sales figures underline the strength of our experience in Valais. Since 2018, we have recorded 215 completed sales in the canton, with a combined value of approximately CHF 358.5 million – more than seven in every ten of our recorded Swiss transactions.
While the mix of properties we sell varies from year to year, the changing profile of our sales is equally striking. The median value of a Valais property sold through us was CHF 1.115 million in 2018; by 2025, the median transaction in our records had reached CHF 1.75 million – around 57% higher.
The year-round appeal of Valais
Valais is home to some of the biggest names in the Alps, including Verbier, Zermatt, Crans-Montana and Saas Fee, alongside smaller, more traditional resorts such as Grimentz and Zinal. Between them, they offer everything from the 4 Vallées ski area and the high-altitude slopes beneath the Matterhorn to the glacier skiing of Saas Fee and the sunny slopes of Crans-Montana.The summer season is also becoming a much bigger part of owning in the Swiss Alps. Crans-Montana hosts the Omega European Masters each year, Verbier has its internationally renowned classical music festival, while hiking, mountain biking, cycling and golf bring people back to the resorts throughout the warmer months. Valais also has a completely different landscape down in the Rhône Valley, with vineyards, historic towns and a thriving culture, food and wine scene beyond the mountain resorts.
This year-round appeal gives owners far more opportunity to use their property, whether that’s skiing in February, a long weekend in the mountains in June or spending a few weeks there over the summer. For those who choose to rent their property, the growing summer season also offers much more potential outside of the winter months.
